All our cottages are non-smoking
Normal letting period runs from Saturday to Saturday for all cottages (unless you have booked an out of season short break). Rental commences at 4pm on the day of arrival and finishes at 10am on the day of departure (although out of season it is often possible to be more flexible about timing but this needs to be negotiated with the owner at time of booking).
Prices include heating, linen, towels, water and electricity and use of the field behind the cottages.
The use of the facilities at Hawthorn are entirely at the visitors own risk. However, we will take every precaution to ensure that all facilities are maintained to correct standards.
Please note that there is a part-fenced pond within the owners private garden. All young children must be supervised when in the vicinity of the pond.
We reserve the right to change/modify the layout and facilities where we feel that this would enhance our cottages.
We do not charge a security deposit. However, any damage caused to the property over and above acceptable wear and tear will be charged at replacement cost to the client and payable before departure.
To reserve the property the client should complete the attached booking form and return it together with the non-refundable deposit of £75 per cottage per week booked. Following receipt of the booking form and deposit the owner will send a confirmation invoice. This is the formal acceptance of the booking.
Deposits can also be paid online using PayPal. Please visit their website for their terms and conditions and privacy statement. Any issues regarding PayPal payments contact them directly.
The owner reserves the right to re-let the property if a deposit is not received within 2 weeks of the provisional booking.
The balance of the rental is payable not less than 4 weeks before the start of the rental period. If payment is not received by the due date the owner reserves the right to give notice, in writing, that the reservation is cancelled. Reservations made within 4 weeks of the start of the rental period require full payment at the time of booking.
In the event of a cancellation, a refund of the balance will be paid if the owner is able to re-let the cottage. The client is advised to arrange holiday insurance.
The client must not exceed the occupancy for their cottage without agreement from the owner.
The client agrees to be a considerate tenant and to take good care of the property and leave it in a clean and tidy condition at the end of the rental period. The client also agrees not to act in a way that would cause disturbance to other residents and visitors at Hawthorn Farm.
The client shall report to the owner, without delay, any defects or breakdown in equipment in the cottages so that arrangements can be made for repair or replacement.
The owner shall not be liable to the client for any temporary defect to any equipment, garden or other appliances or for any loss which is the result of matters outside of the owner's control.
We allow friendly dogs with well trained owners. Any requests must be made at the time of the booking. Please bring all your pets bedding and towels as required. Owners are responsible for immediately clearing up after their pet within the grounds and may not leave animals unsupervised in the cottages. All dogs must be kept on a lead when in the farm grounds.
